There is an old saying that good fences make good neighbors, and there is a significant amount of truth to that phrase. There is much to be said about having a definitive knowledge of where your property ends and where your Michigan neighbor’s property begins. When you are clear on boundary lines, there is a much lower chance of a dispute that could ultimately cost you time and money.

If there is a dispute between you and your neighbor about the location of a boundary line, it is in your interests to seek a resolution to the issue as soon as possible. While it is sometimes simple and straightforward to resolve these matters, there are times when it is necessary to take legal action in order to pursue a resolution. Knowing your rights as a property owner is critical in these types of situations.

Seeking reasonable solutions

There are a few different ways you can approach the boundary line dispute with your neighbor. The easiest way is to simply have a conversation with him or her to see if there is a way the two of you can work together on this matter. If you reach an agreement, it is helpful to have a formally drafted agreement made to prevent further issues in the future. Another way you can resolve an ongoing boundary line dispute is to have a new survey done. This can provide indisputable proof of the location of the line between the adjoining properties.

If these options do not work or are not an option for your situation, another option is to pursue a quiet title lawsuit. This will place the matter before a judge, and he or she will make a decision regarding the boundary line based on evidence provided by both parties. In more rare cases, the principle of adverse possession may apply, which means that whichever party has been using the property longest may be the rightful owner.

Protecting your property rights

Dealing with a boundary line dispute can be a complex and potentially expensive issue. If you are facing the cost, stress and complication of this type of issue with your neighbor, you will benefit from seeking experienced guidance regarding how you can pursue the best solution to the matter. Your property rights may be at stake, but you do not have to face it alone.
